It depends entirely on which membership tier you choose:
Everyone's Administrator: This is a tracking-only service. We securely store your data and notify you 30 days before things expire, but you handle the actual booking yourself.
Everyone's Butler: This tier unlocks our active coordination. We will source quotes and book all your predictable, Routine Maintenance (e.g., annual boiler service, MOTs, and gutter clearing) at no extra charge.
Reactive Repairs & Projects (10% Fee): If you are on the Butler tier and need us to manage an emergency leak, a broken boiler, or a larger home improvement project, we act as your dedicated project managers. For these larger, reactive tasks, we charge a flat, transparent 10% coordination fee based on the final cost of the tradesperson's invoice.

Absolutely not. We have a strict "Zero Commission" guarantee. Unlike many traditional property managers, we do not ask our tradespeople for referral fees or cuts of their invoice. This guarantees that when we recommend a plumber or a decorator, we are recommending them because they are the absolute best person for the job—not because they are paying us to say so.

We keep project billing incredibly simple and completely transparent. When a repair or project is finished, we will send you one email containing the tradesperson’s invoice (which you pay directly to them via bank transfer) alongside a secure digital payment link for our 10% coordination fee. You are always fully aware of the costs before any work begins.
